One-off items that aren't in the standard takeoff β extra cans, a sub-panel, a custom fixture. Each row is priced the same way the rest of the bid is: (Cost + Hours Γ loaded rate) Γ (1 + Markup %). Everything here rolls straight into the β‘ Build totals and the β£ Reconcile break-even, so the Suggested Price, hours and material already include it. Every line is approved and logged. Andy's own hours count as cost β a loss buried under free labor is still a loss.

Changes: any change to scope, materials, or schedule is written up as a Change Order both sides sign before that work starts, stating the price effect (up/down). Hidden conditions handled the same way. Payment: invoices Net 30; a payment 15+ days late may pause work and accrues 1.5%/mo. Idaho lien rights apply (Idaho Code Β§45-507; residential disclosure Β§45-525). Permits & code: we work to the applicable NEC and local code and pull the electrical permits. Warranty: one-year workmanship from substantial completion; manufacturer warranties pass through. Insurance: general liability carried; proof on request; liability capped at amount paid, no consequential damages. Termination: either side for a material breach uncured in 10 days; you pay for work done and non-cancelable commitments. Disputes: good-faith talk, then mediation; prevailing party recovers reasonable fees. Idaho law governs.
